Tenure: Freehold
EPC: As this property is a New Build, the EPC has not yet been assigned.
Council Tax band: As this property is a New Build, the Council Tax band has not yet been assigned.
The LBTT Contribution:
The LBTT Contribution incentive is calculated using the Land and Buildings Transaction Tax (LBTT) rates and bands applicable at the Reservation Date and based on the prevailing Scottish tax legislation in force on that date.
The level of LBTT contribution available varies between properties and is calculated individually by reference to the purchase price of the specific property being acquired. Any advertised LBTT contribution represents the maximum contribution available and does not include any Additional Dwelling Supplement (ADS), surcharge, penalty, interest or any other tax liability, all of which shall remain the sole responsibility of the Purchaser.
Where any change in LBTT legislation, tax rates, thresholds or applicable regulations occurs after the Reservation Date but prior to legal completion which materially alters the LBTT liability attributable to the Property, the Developer reserves the right to adjust the contribution to reflect the revised LBTT liability.
Any LBTT contribution will be provided by way of a cash-back payment upon legal completion and will be subject to missives being concluded and the transaction completing in accordance with the agreed terms of sale.
The incentive may be withdrawn or amended by the Developer at any time prior to the Reservation Date.
The incentive forms part of the agreed purchase transaction and cannot be used in conjunction with any other incentive, promotion or discounted sales arrangement unless expressly agreed by the Developer in writing.
The Service Charge Contribution:
The Service Charge Contribution incentive is calculated solely by reference to the approved 2026/27 Service Charge Budget applicable to the Property at the Reservation Date. For the purposes of these Terms & Conditions, the Reservation Date shall mean the date on which a reservation agreement is signed by the Purchaser and any applicable reservation fee is paid.
The contribution is based on the estimated service charge liability for the agreed number of years specified within the incentive offer and shall not be adjusted to reflect any future increases or variations in service charge budgets, management costs, insurance premiums, utilities, maintenance costs or any other expenditure arising after the Reservation Date.
For the avoidance of doubt, the Service Charge Contribution shall be calculated exclusively by reference to the 2026/27 Service Charge Budget in force at the Reservation Date, irrespective of any subsequent amendments to the budget, revised service charge estimates, actual expenditure, balancing charges or future service charge liabilities.
The Developer makes no representation or warranty regarding future service charge levels. Any service charge costs incurred in excess of the agreed contribution amount shall remain the sole responsibility of the Purchaser.
The Service Charge Contribution will be provided by way of a cashback payment upon legal completion, subject to missives being concluded and the transaction completing in accordance with the agreed terms of sale.
